Leaks at the Floor, Walls and Corners

The joint where wall meets slab is the most common way in, since water gathering at the footing surfaces there first. Window wells that fill and spill over the sill come next, then worn mortar joints in block walls, cracks, gaps around pipes through the wall, and the small tie holes left in poured walls when the forms came off.

Weather decides when those paths open. The National Weather Service's Des Moines office described flash flooding late on July 2 and again late on July 3, 2026, with 5 to 10 inches common across northern Polk County, then 4 to 6 inches around the metro on July 20. Rain like that soaks the ground fast, and a pump sized for ordinary storms can fall behind.

Earlier, on the night of June 30 into July 1, 2018, the NWS reported 5 to 10 inches over the northern half of Polk County, and the City's after-action report on that flash flood put the number of properties damaged by stormwater backups or flooding at about 1,825.

Jobs That Fall Under Basement Leak Repair

  • Damp floor-wall joint. A short interior drain run to a sump is a common answer.
  • One leaking crack. Injection from the basement side usually closes it.
  • Overflowing window well. A cleared well drain, a cover and a resealed frame.
  • Stains that spread after storms. Worth showing a contractor before the next big rain.

How the Work Usually Goes

  1. Keep a log. Dates, rainfall and where the water appeared, with photos.
  2. Finding the path. Contractors usually check downspouts, grading and window wells as well as the wet spot.
  3. Terms in writing. Ask for a contract naming the repair, materials, price and payment schedule, and look up the contractor's Iowa registration with DIAL at 515-242-5871.

Sewer Backup or Groundwater?

Groundwater through a wall, a crack or the floor seam is a waterproofing question. Water or sewage rising out of a floor drain points to the sewer, and waterproofing won't stop it. At a Des Moines address, report a backup to Des Moines Public Works at (515) 283-4950, or through the myDSMmobile app; in an emergency, dial 911. Addresses in the five nearby towns report to their own city, named on each town page.

A 2023 City council report says that in wet weather, "elevated flow conditions" can lead to basement backups "in some lower lying areas," naming among the causes "footing or foundation drains that intercept ground water" tied to a home's private sewer service. Some of the city's oldest sewers were combined pipes carrying storm runoff and sewage together; the City has worked to separate them under a 2010 consent decree with the Iowa Department of Natural Resources, and in May 2025 announced the last combined sewer overflow was gone.

City documents refer to the line leaving your house as the private sewer service; ask Public Works where your share of it ends. Repairs to that line, a backwater valve or any connection to a drain or sewer are plumbing, for a state-licensed plumber with a plumbing permit, never a service of the contractor your request reaches. A plumber can say whether a backwater valve, a one-way gate on the line, suits the home.

According to the Iowa Insurance Division, flood damage is often excluded as standard, and coverage for water or sewer backup doesn't come automatically with a regular homeowners policy; many policies also leave out gradual seepage. Read your own policy and take coverage questions to your insurer or agent; insurance sits outside anything this site does.

Questions Homeowners Ask

Why is only one wall wet?

Water collects wherever the yard or the house sends it. A downspout emptying beside that wall, a low patch in the grading, settled backfill or a window well with no working drain can load one side of a basement while the rest stays dry. Those are cheap to check first.

Does a dehumidifier stop a leak?

No. It lowers humidity and helps with damp air and musty smells, but it can't hold back water coming through a wall or up at the seam. If puddles form after rain, the water has a path in, and that path is what a written estimate should address.
